Building Management System Integration

Chillers, AHUs, meters, lighting and lifts arrive with different protocols from different vendors, so the BMS only sees the subsystems someone paid to integrate and every new package needs another custom driver.

MILESGO gateways collect data from chillers, air handling units (AHU), electricity meters, KNX lighting actuators and panels, lift controllers, PLCs over Modbus RTU / Modbus TCP / KNX / OPC UA, and deliver it to the BMS, WEB HMI panels, a cloud platform (MQTT) as BACnet/IP / MQTT. Field equipment keeps its own protocol and control logic; integration is done by configuration and point mapping, not custom code.

Implementation checklist for the project manager

  • Freeze the point list and protocol mapping with the client before ordering hardware.
  • Collect register maps and protocol documents from every equipment vendor early; a missing map is the most common delay.
  • Agree BACnet device instances, network numbers and BBMD with the BMS contractor to avoid conflicts.
  • Size gateways by point count (256 / 512 / 1024 / 2048 tags per model) and by the number of RS-485 channels, leaving about 20% spare.
  • Issue an IP address plan and VLAN / firewall rules with the client’s IT team before installation.
  • Build and simulate the configuration off site (FAT) before installation to shorten time on site.
  • Hand over configuration backups, point table, IP plan and as-built drawings, with a short operator training.

Field layer: chillers, air handling units (AHU), electricity meters, KNX lighting actuators and panels, lift controllers, PLCs, connected over Modbus RTU / Modbus TCP / KNX / OPC UA. Edge and integration layer: MILESGO protocol gateways and edge controllers, mounted on DIN rail in existing panels, polling each device, time-stamping values and buffering them locally. Upper layer: the BMS, WEB HMI panels, a cloud platform (MQTT), which receives the data as BACnet/IP / MQTT. Remote access for maintenance runs over VPN rather than open internet ports.

    Inventory devices, protocols, register maps, panel space, power and network paths.

    Map every point to the target protocol and system; agree it with the client and the upper-system contractor.

    Configuration and FAT

    Build the gateway configuration off site, simulate it and test against the signed point table.

    Installation and wiring

    Mount gateways on DIN rail, wire RS-485 / I/O / Ethernet, apply the IP plan.

    SAT and alarm tests

    Verify values against local readings, test every alarm and command end to end.

    Handover and support

    Hand over configuration backups, point table and as-built documents; train operators.
